She's a beauty! Toronto Life's House of the Week is at 121 Madison Avenue and comes with a $2.6-million price tag.
Long, low whistle.
Cheers,
Vanessa

Toronto Life's House of the Week on Kendal
Toronto Life profiled an Annex home for its House of the Week feature.
The fully updated, detached, six-bedroom beauty of a family home is listed for a cool $2.2 million.
When they have to include this paragraph in the story, you know that the home's a total winner: "Possible Deal Breaker: The dining room—with wood trim, wainscoting and its own fireplace—seems likely to make this place the default destination for extended-family get-togethers. The owner should come prepared to put all those spare bedrooms to use."
Cheers,
Vanessa

Toronto Life's House of the Week in The Annex
It's a pretty one!
Toronto Life's House of the Week is on Elgin Avenue, which, I must confess, is a new Annex street name for me. (Yes -- I looked it up. It really is in The Annex, unlike some streets that Realtors fudge about.)
It's a beaut!
But at $3.4 million, no wonder.
Cheers,
Vanessa
PS I know that there is no lack of things to do in TO today, but don't forget about Open Tuning Music Festival happening throughout Seaton Village. It's free!

El Furniture Restaurant Opening "Somewhere" In Our Area July 1st
According to Toronto Life, El Furniture Warehouse, a west-coast chain with a menu of $5 items (yep -- five bucks) is opening an outpost in our area, location currently unidentified.
Interesting concept. And, apparently, the portions aren't skimpy, either.
Cheers,
Vanessa

Toronto Life Article: How Bruce Kuwabara Would Spend A Perfect Day In The Annex
Sorry that I have not been updating my Blog! I've been busy house painting and didn't even notice, frankly.
Mea Culpa.
Today I'd like to share with you a Toronto Life article outlining how area resident and architect Bruce Kuwabara would spend "a perfect day" in The Annex.
Cheers,
Vanessa

Renovated Annex Home Profiled By Toronto Life
My Christmas plans are up in the air; I'm sure that many of you can say the same. Still, I'm grateful to have heat and power. And I'm happy to see people on social media opening up their homes to friends in need.
What speaks more to the spirit of the Holiday than that?
But, back to business... Toronto Life profiled a once-dilapidated rooming house that's been renovated into a show-stopping home.
Happy reading!

Toronto Life's House of the Week In The Annex
Toronto Life's House of the Week is on Bedford Road and is quite a jaw dropper.
A former film studio, it has two bedrooms and three bathrooms in its open layout, which is designed to incorporate an artist's studio.
The price is a jaw dropper, too: $5.95 million.
Happy peeking,
Vanessa

Toronto Life Neighbourhood Rankings
Toronto Life just published The Best Places To Live In The City.
The magazine claims that it is a "(mostly) scientific" ranking.
The Annex and Seaton Village didn't make the top ten list; I'm willing to entertain that idea.
But, out of 140 areas, The Annex ranked 36. The rankings are causing a wee bit of controversy. The National Post and online commenters weighed in, too.
As one commenter noted, "Most of the top 10 are areas that I would not live in as they are too white, too car dependant[sic] and too full of lawyers."
But, then, I think they just summed up the vast majority of Toronto Life's readers. Beauty is in the eye of the beholder, after all.
Cheers,
Vanessa

Schoolhouse Condo For Sale
Toronto Life is featuring another for-sale condo in the Schoolhouse Lofts this week.
Remember when they were converting Loretto College into condos? I had a feeling that they'd be popular, but I don't think I ever would have imagined that a two-bedroom unit would cost a cool million and three-quarters.
And what's with more bathrooms than bedrooms? I see that in a lot of smaller luxury homes.
Cheers,
Vanessa

Toronto Life's Annex Real Estate Guide
Toronto Life updated The Annex section of its Toronto Real Estate Guide. Interesting to note: the average price of a semi is more than that of a detached home and the average price of an apartment condo is more than that of a townhome. Hm.

Christie Pits: Hot Neighbourhood
So, this is a little off-topic re: The Annex and Seaton Village. So sue me.
I wrote about real estate for many years and have an abiding interest in it. For some reason, one of my fixations is to know the next neighbourhood that's going to blow, as in buy now because the neighbourhood is about to be hot, hot, hot and the prices are going to go up, up, up.
Leslieville and Trinity-Bellwoods are current examples of "hot" real estate areas.
Toronto Life tracks real estate religiously and while I find little of interest to me lately in the magazine (Who lives like that? The decadence! Slightly nauseating...) I think the publication nailed it recently with its online feature Where To Buy Now.
Listed at #3 is Christie Pits, defined as beginning at the park and stretching west to Ossington from Bloor to Dupont.
Neighbours take note: if a move is in your future, go West, young man, go West.
Cheers,
Vanessa

Is it just me, or a lot of the homes featured in Toronto Life's Home of the Week located in our area? Maybe it's just that I notice them more.
Anyway, this one is on Brunswick and it's a beauty!

Toronto Life Home of the Week: Parisian Inspired Townhouse
Toronto Life features a Bedford Road reno this week that is listed for a cool $4.5 mil.
Property taxes? $17,918.05 annually.
Sometimes it rattles me to know that if I was buying a home today, this area would be way beyond my budget.
Cheers,
Vanessa

Toronto Life Lists 'Christie Pits' Area Good Place To Buy A Home
Good news for our neighbours to the west: Toronto Life's list of Where To Buy Now lists the Christie Pits neighbourhood as #3.
It's usually artists or community-minded people's interest in an area that elevate it to a more desirable place to live and, in turn, draw in interesting businesses and fresh influxes of homeowners.
Good stuff, that. Wonder if Mayor Ford gets that concept?

Toronto Life House of the Week
Toronto Life's House of the Week is on our doorstep. on Brunswick, south of Bloor.
For fellow real estate junkies, it's a beaut!
I bought my house many moons ago and I still can't believe some of the sale prices for homes in the area.
If I was buying these days, there is no way I could afford to live in this area. I'm not the only one in that boat, either. Which, when you think of it, opens a whole new can of worms...
Happy viewing!

East Annex: Toronto's Trendiest 'Hood?
Toronto Life has declared the East Annex our city's trendiest neighbourhood. Apparently, well-heeled residents have migrated from more moneyed areas to the north that might be, in my opinion, well, let's call them a bit sleepy and leave it at that.
Toronto Life surmises the emigres are "looking for cool downtown bustle without having to give up the acreage."
Cheers,
Cheers,
Vanessa
